Once the management package is completed and returned to us, we will schedule to go out to the property and perform the initial inspection. During this time, we will evaluate the condition, appearance and overall readiness for showing to prospective tenants. If necessary, we will make a list of items that need attention as well as an estimate of the cost. It is our goal to have a property ready for move-in upon showing to applicants. This benefits you and the new tenant in the long run. The yard sign will be placed, pictures taken, and advertising will begin. Once the property is inspected, we will set up utilities and lawn care for the time it is vacant unless they are already being handled. It is important to keep up the appearance, power and water for potential tenants viewing the property. You will be responsible for these expenses during the vacant period. Gas is not necessary. We will winterize the unit in the winter months by draining the water lines if possible. If attention is needed at the property, funds will have to be provided in advance to cover the costs.

It is our sincere goal to find the best qualified tenant for any property:

• During our screening we verify current rental history and verify the tenant has a no recent judgment, collection, or eviction from a previous landlord.
• The tenant applies online using our third party to do a credit and legal background check. We screen all credit and criminal background history for our clients.
• We verify current employment of at least 12 months, and we require a gross income of at least 3 times the rent. We have found that these 3 items provide a sound starting point for qualifying a tenant.

LSI Property Management Atlanta uses the Georgia Association of Realtors (GAR) lease Agreements. All existing tenants will remain on their current lease until it expires and then renewed on the GAR lease. See lease agreement.

All tenants are required to pay a security deposit and separate pet deposit if applicable. There are no exceptions to this requirement! All deposits are held in a separate trust account and not released to the owner or tenant until the final walk through inspection is complete.

Rent is due on the first.  For all tenants who are delinquent, we use phone calls, emails, texts, property visits and notice postings to reach out regarding delinquent payments.  If payment is not made, then the Warrant process will begin asap.  Owner statements are sent via email between the 10th and 13th of the month with proceeds received and or explanations.  We make ever effort to collect rent and reduce turnover by working with tenants when necessary.  We have an obligation to collect rent and uphold the tenants lease while minimizing and attempting to prevent vacancies.

It is our goal to attempt to avoid the process of eviction if possible. If the need arises, we will file warrants, appear in court, and handle the eviction process from start to finish. Since these are additional expenses to the owner, we make every effort to avoid an eviction. We give every opportunity within reason for the tenant to clear up any unpaid balances.

LSI Property Management is available 24/7 for all maintenance issues if something might arise needing immediate assistance.  Tenants have a dedicated maintenance line to call or can upload all work orders online to their tenant portal.  We will work with the owners through all maintenance issues and communicate with the owners every step of the way.  We are experienced in working with contractors and diligently to get the best price and quality for the work.  Maintenance is an integral part of the relationship among tenants, owners and management.

As with any property, there may come a time for you to consider selling. As a full service real estate brokerage, we can list, market, and sell your property as well. The relationship we have with our tenants may make the transition smoother for all parties involved.
